Building Permits

No Structure shall be erected or altered, used or occupied until a building permit for such erection or alteration, use or occupancy has been issued by the City. (Sec. 21-7; Idaho Springs Municipal Code)

Projects requiring Permits

All Commercial Construction must have a building permit and a city licensed contractor.

​​All Residential Construction must have a building permit and a City licensed contractor unless the home owner is personally doing the work.

Work that begins before a permit is issued will be in violation of the building code and will result in a Stop Work Order

The City currently enforces the 2006 edition of the International Building Codes.

The following projects do NOT require a permit:

Bathroom fixture replacement (no plumbing line replacement)
Concrete Flat Work
Fences not over 4 ft. if they meet zoning and setback requirements
Installation of Alarm Systems not requiring new wiring
Minor electrical repair including replacement of fixtures
Moveable cases, counters and partitions not over 5’9”
One-story detached accessory structures that do not exceed 120 sq. ft. (setbacks required)
Painting
Replacement of cabinets, counter tops, and similar finish work
Replacement of light fixtures not requiring new wiring
Retaining walls not over 4 ft. and not supporting a surcharge
Roof repair under 100 sq. ft.
Sidewalks and driveways not more than 30” above grade
Swimming Pool Under 5,000 Gallons
Tiling or carpeting.

Generally the permit can be issued within 24 hours.

AC/Furnace combination
Air conditioner
Electrical service change
Furnace replacement
Fences over 4 feet (6 feet maximum allowable)
Lawn sprinkler
Miscellaneous mechanical, plumbing or electrical
Replacement Doors
Replacement windows
Re-Roof (Wind load 100, Snow load 55-ground 38-roof, Exposure C)
Siding
Water heater
