The Planned Unit Development (PUD) is an "overlay" district that is allowed in the CO - Commercial Outlying zoning district. The general uses and standards that apply to the Commercial Outlying zoning district, such as floor-area ratio and impervious coverage limits, remain in place with a PUD. However, a PUD not only allows but requires a mix of uses, including accommodations, residential, and commercial. Under a PUD, setback requirements from interior lot lines can be reduced or eliminated, and there is potential for higher density depending on the size of the units. PUDs are explained in the Estes Valley Development Code, Section 9. You may also wish to view information on zoning and setbacks.
PUD plats are reviewed by the Estes Valley Planning Commission, with final approval by either the Larimer County Board of County Commissioners (for properties located in unincorporated Larimer County) or by the Estes Park Town Board of Trustees (for properties located within Town limits).

If you decide to pursue a PUD, you will need to schedule a formal pre-application conference prior to submitting your application. Please call or email the Community Development Department for the necessary forms.
