Colorado law currently requires a two year reappraisal cycle. An odd year is a reappraisal year and all Colorado Assessors are required to perform analyses of local market conditions, and adjust their appraisals accordingly. The new level of value will be generally based on the analysis of sales data (market approach) and the consideration of cost and income approach for vacant land and commercial. The Phillips County Assessor will mail the notices of value on or about May 1. PLEASE EXAMINE THIS NOTICE CAREFULLY!

To preserve your right to appeal the assessment, your appeal must be filed from May 1 through June 1. You may file your appeal with the Phillips County Assessor's Office in person, by mail, by fax, or by e-mail.
